One of the easiest ways to avoid ice dams is to ensure your attic is properly insulated. Given our New Jersey experience, we recommend your attic be insulated to an R-value in the R-49 to R-60 range. Ceilings need a minimum of 14 inches of fiberglass batts, cellulose, or open-cell spray foam. If you’re using blown-in fiberglass, you’ll need about 20 inches to achieve R-49.

Another important note: Attic insulation must completely cover the top plates of a home’s exterior walls.

In addition to insulation, here are 5 other interventions which can help prevent ice dams:

  • Seal all air leaks and insulate your duct work.
  • Ventilate your eaves and ridge baffles.
  • Ensure your attic hatch is capped or sealed.
  • Make sure that none of your home’s exhaust vents travel through your roof soffits on their route outside.
  • Replace recessed lights with sealed can lights to reduce the amount of heat generated in ceiling areas.

Bottom line: if your ceiling is airtight and is insulated to the latest building code requirements, ice dams are less likely to occur.

For starters, skylights must be installed correctly if you’re planning to enjoy them without issues. Inspections and maintenance are critical as well, but even if you take good care of your roof, skylight leaks may develop as a result of normal wear and tear.

Fortunately, many skylight leak repairs can be done quickly and inexpensively. Knowing what to look for can make any necessary repairs easier and more cost effective.

Before you jump into diagnosis and repair, ask yourself the following 4 questions:

  1. Where’s the visual evidence of a leak? Do you see water stains surrounding the skylight, or water collecting in the skylight, itself? This could mean that your skylight was installed incorrectly, that the seal is deteriorating, or that the flashing was improperly placed.
  2. What is the age of your home? Many older skylights (15+ years) are made with a plastic flange border that rests on the shingles and sits a few inches below the skylight dome. As rain and snowmelt begin to flow around the flange bottom, you may develop a leaky skylight and require a roof leak repair. A roofing expert can help you replace your old skylight with a new, more efficient and top performing one.
  3. Is there a visual crack in the skylight? Cracks that surface in acrylic glazing or laminate glass may be repaired by replacing the dome. However, your roof leak repair may require total skylight replacement by a qualified contractor.
  4. Are the weep holes blocked? Over time, dirt and residue can build up in the drainage openings drilled into some skylight frames. These openings, called weep holes, can also become obstructed when roof sealants are applied. This problem may be remedied by simply reopening the weep holes with a small finishing nail or similar tool.

Skylight Leaks Due To Flashing Issues

When you notice water leaking from your skylight, the first step you must take is to locate the leak’s source. Water stains on the ceiling or puddles on the floor may be the first indicators of a problem. These can actually be great tools for identifying the source of the leak.

If the stain’s highest point is located at or near the top of your skylight, this may indicate a problem with flashing of the skylight. During bad weather, water rushing down the side of the roof at high speeds may run between the roof’s shingles and the skylight, creating leaks.

Additionally, much like a poorly installed roof, a skylight that is not placed correctly can lead to skylight leaks throughout the year. To remain watertight, skylights require appropriate flashing and tightly sealed joints. Mounting the skylight’s frame above the roof’s surface and adding a lip can help prevent water problems.

NEXT STEP: Make sure your roof’s flashing and seal are properly replaced by a professional roofer. 

Skylight flashing is made of plastic, rubber or (most commonly) metal. The flashing connects the roof and the skylight together in a waterproof seal. While some homeowners settle for a temporary fix of inserting roof flashing cement around the skylight’s flashing, this is not enough to guard against future leaks during severe storms. Ultimately, flashing should be replaced and resealed by a professional contractor (without voiding your roof warranty).

When repairing your skylight leak, we’ll also examine vent flashing and other roof penetrations to ensure that the leak is not traveling to the skylight from another location. If you are having a new roof installed, this is an ideal time to have your skylight inspected for leaks.

If you notice a stain at the bottom of your skylight, the problem may be due to excess condensation. Too much condensation in or around the inside of your skylight is another common cause of leaks. Condensation is a natural result of humidity, and often builds up during rain storms. When too much condensation gets trapped in part of a skylight, it may lead to leaks.

Closely inspect the condensation channel – the part of the skylight that is designed to catch any excess condensation and allow it to evaporate back into the air. If this channel becomes damaged or clogged, the resulting build-up of condensation may cause your skylight to leak.

Problems related to excess condensation may be worsened by skylight tunnels. Skylight tunnels reduce air flow, which increases humidity. Making sure your skylight tunnel is well-insulated can dramatically reduce the amount of condensation that builds up in this area, which can help you avoid skylight leaks.

1. Clogging by leaves, twigs, ice or other debris

Gutter problem #1 is caused by plant matter, dirt and rocks clogging gutters and preventing rain and snow run-off from flowing freely. Over time, this debris turns to “sludge,” which weathers gutters and causes eventual breakdown. In addition, it may weight down gutters and pull it away from the fascia.

To fix clogging issues (and prevent them from happening again), use a sturdy ladder to inspect each length of your metal or vinyl gutter. Clear clogged areas by removing debris with a work glove, and flush clean gutters with a garden hose to ensure improved flow. For the long term, you may wish to install gutter leaf guards or covers—they make maintenance easier, and prevent the debris buildup that leads to leaks and siding damage.

2. Improper pitching

Gutter problem #2 is caused when gutters are hastily installed or pitched improperly. Check to make sure your gutters are pitched downward at least ¼ inch for every ten feet of gutter length. To adjust gutter pitch, re-hang affected sections or bend hangers slightly to accommodate water flow.

If your home has seamless gutters, you can’t adjust them easily – you will need to call your roofer to handle this for you.

3. Warping or bending of old gutters

Gutter problem #3, warping and bending of old gutters, is often inevitable. As hangers and hardware age and weather, gutters may pull away from the house or become weighted down by heavy debris.

To repair this issue, start by installing new gutter hangers and fasteners on sagging or warped sections. Hangers are inexpensive, and the installation is simple. Next, if your warped gutter will not seat properly, you may need to replace small sections of the gutter itself. Again, you may need a roofing expert if you have seamless gutters that cannot be easily replaced section by section.

4. Leaky gutter joints

Gutter problem #4 is a leaky gutter joint or section. They are generally easy to repair with a tube of gutter sealant.

During dry weather, apply a small amount of gutter sealant to the inside of the gutter. Allow sealant to cure for 24 hours. If the hole is larger or the gutter has rusted through, purchase a patch kit from your local hardware store. Patch kits come with a screen that fills in the hole—or you can create your own patch from a metal flashing remnant.

  1. Loose or hanging gutters: Obviously, gutters that are no longer firmly attached to your home are not just failing; they can be a hazard.
  2. Rusted, cracked, or slouching gutters: Appearance aside, gutters that are rusted or cracked are very likely to leak or clog. Slouching gutters present the same problems, since they don’t allow water to flow freely through the gutters as designed.
  3. Exterior wall damage: If you see damage to the siding or exterior paint on your home, it may due to faulty gutters causing water to flow down the side of your home.
  4. Clogs: Most homeowners who have cleared leaves from their gutters can tell you about the standing water that results from clogs. However, you should not automatically assume that clogs are caused by only debris, especially if your gutters clog relatively often. Recurring clogs may indicate a structural problem or the need for a leaf guard.
  5. Leaks or pooling water: These are the most serious signs that your gutters may require immediate attention. If you have experienced leaks in your home, it may be because your gutters are failing to funnel water away from your roof, walls, and foundation. Pooling water near your downspouts may also be point to problems with your gutters.

This, in turn, can lead to major issues like ice dams and high moisture levels.

Ice dams occur when snow that’s accumulated on your roof melts into water, only to freeze again in your gutters. During the winter, when your home heating system is working overtime, warm air rises to your attic. Without proper ventilation, it will collect there, raising the temperature and causing snow on the exterior side of the roof to melt. When this melted snow reaches your gutters, it will freeze again, impeding proper draining and potentially causing thousands of dollars in damage.

Moisture and humidity are also major problems that lead to the possible development of toxic mold as well as wood rot and other forms of structural damage.   • Attic exhaust: Exhaust fans are placed in roof gables to draw air out of the attic and expel it on the exterior side of your home. They are usually paired with air intake vents to ensure fresh air is introduced at the right rate.
  • Solar-powered fans: A relatively new addition, this option sees solar-powered fans reduce electricity expenditures while reducing heat gain and humidity in your attic.

  • First, check your attic for signs of moisture. Soggy insulation, condensation on the ceiling, rust around the vents, or moldy odors in the attic are often the result of poor ventilation.
  • Next, clear away any dirt or debris from the attic vents. Make sure the vents aren’t blocked with boxes or other items that may be stored in the attic. You’ll also want to look for bird nests or evidence of rodents.
  • Check to ensure all your attic vents are open, regardless of the season. While it may sound counter-intuitive, a properly ventilated attic should be drafty during the winter.

If an entire roofing system needs to be replaced, most homeowners choose to wait for warmer weather before having the work done. Spring is a great time to handle replacement – installation cost is lower than in summer and fall months as contractors offer better deals during slow spring season, plus the mild temperatures create optimal conditions for installing a new roof while allowing the materials to settle before summer’s arrival.

Winter Roofing: 5 Shingle Repairs You Can Do Now

Roofing repairs you can handle in winter

  1. Small holes or cracks in shingles can often be repaired with roof sealant, applied with a caulking gun. Use your hand to pull up the cracked shingle, and place a lump of sealant underneath the crack. Press down on the shingle and hold it in place for about 30 seconds. Then, apply additional sealant on the top of the shingle, using a putty knife to smooth the sealant evenly in place.
  2. Torn shingles can be fixed by applying roofing cement on the back of the torn section with a putty knife. Then press the two pieces together so they bond and adhere to the shingle underneath. Next, nail the shingle into place.
  3. Curled shingles can often be cemented back in place.
  4. Badly damaged individual shingles may also be replaced. Use a pry bar to carefully remove the nails, and slide the shingle out. Replace the shingle and apply roofing cement to the new nail heads and to the bottom edge of the new shingle, and the shingle above.
  5. If ice dams are a problem, look into installing or improving ventilation in the attic, which is the root cause of ice dams.

Anything beyond minor repairs listed above should be handled by your local roofing contractor – repair mistakes can lead to significant damage down the line and winter roofing sure has its own risks and challenges.
